WINERY LOCATED IN THE COLLI ALBANI WITH 21 HECTARES OF LAND

For sale beautiful winery located in the Colli Albani, in the Castelli Romani area, only 30 km from the capital. The farm is located in the DOC Colli Lanuvini and DOC Colli Lanuvini Superiore wine production area and has a surface area of approximately 21 hectares in which several buildings are located. The land is in excellent condition and mainly planted with vines (19.50 ha), while 1.40 ha is planted with olive trees with approximately 380 plants. With regard to the buildings, there are:
A shed of about 340 sqm and a height of 6 metres used for the storage and deposit of bottled wine;
An office area of 100 square metres (located inside the above-mentioned warehouse);
A two-storey masonry building, with a total area of approximately 200 square metres each, and a basement of 120 square metres used as a cellar,
A 730 square metre shed used for the vinification of the farm’s grapes with a height of between 3 and 5 metres;
No. 3 ruined rural buildings with a total surface area of 280 square metres.
The volcanic nature of the soil and the particular position of the vineyards, whose production does not exceed 100 quintals per hectare, constitute the fundamental elements for the realisation of the wines produced by the farm. The grapes, harvested early and all by hand, are pressed softly in order to obtain a yield of no more than 65 %; subsequently, the fermentation phase takes place at low temperature on the clarified must. The bottling and other processes, such as sparkling, are carried out in-house according to the canons of the most modern oenological technique.
